Should you entrust us with the management of your property, our firm will handle the following tasks:
- PRELIMINARY AGREEMENT: Drafting of provisional rental agreements. Free of charge for the property owner.
- CONTRACT: Drafting of the tenancy agreement and any amendments thereto, as well as annual rent reviews where applicable. Free of charge to the property owner.
- CUSTOMER SERVICE: In-person assistance at our office, by telephone and via digital channels (email and the ADOLFOJORDÁN website), for both the property owner and tenants or prospective tenants. Includes managing viewings if the property is vacant. Free of charge for the Landlord.
- FINANCIAL ASSESSMENT: Assessment of the tenant’s creditworthiness and ability to pay, using systems such as ASNEF, EQUIFAX, INFORMA and other credit reference agencies. Free of charge for the Landlord.
- ADVERTISING: Publication of the property on our website and on the main property portals (Idealista, Fotocasa, Pisos.com, Tucasa.com, etc.), including a photo report. Free of charge for the Landlord.
- ISSUES: Mediation between the Property Owner and the tenant in the event of disputes, as well as handling of breakdowns or minor repairs, subject to the provision of funds.
- LATE PAYMENT: Management of rent arrears and subsequent legal action, with a prior estimate of the costs for solicitors and court representatives. Telephone reminders will be free of charge, except for the sending of registered letters or physical correspondence, which will require a deposit of funds subject to prior authorisation.
